Project Concept
Opus 355 is a 7,500 RSF executive office club on the second floor of 355 Main Street, part of the two-building Armonk Professional Center campus. Rather than bring in a third-party coworking brand, the owner chose to operate the club directly, offering private studios, club memberships, and bookable space for offsites and events as an amenity for the entire campus.
The project was an interior renovation within a shell designed by architect Vatche Simonian. As Development & Project Manager on the owner's side, I led the interior from concept through completion, partnering with Vitra on a plug-and-play furniture program: focus offices, team offices, and corner suites, organized around a lounge, café, and shared meeting spaces.
The result outperformed the original plan. Completed in April 2026, the suite leased in its entirety to a single tenant within one month, at twice the building's standard rent rate.
Opus 355 is one part of the broader campus repositioning I lead, alongside a $500K+ capital program, a conversion to smart lighting controls projected to cut lighting energy costs by 50%, and spec suites to accelerate leasing.
